Ecobonus 110%: this is how incentives for energy upgrading work

The Ecobonus 110% is a set of tax deductions to carry out energy upgrading works on existing buildings, a great opportunity to help the Italian economy to relaunch after the crisis due to the pandemic from Covid-19.

There are numerous tax deductions made available over the years to be able to carry out a restructuring, but none of these has ever gone so far as to propose a bonus of 110%.
The Ecobonus 110% is a set of tax deductions for certain energy upgrading works of existing buildings leading to an improvement of at least two energy classes of the building, a great opportunity provided by the Decreto Rilancio to help the Italian economy to restart after the crisis caused by the pandemic from Covid-19.

Thanks to the Ecobonus it will be possible to recover 110% of the amount spent on energy requalification interventions as a tax deduction in 5 years, or decide to give the tax credit to the company that will perform the works getting a 100% discount on the invoice, or obtain a soft loan that will be repaid by the supply of the tax credit.

Who is entitled to 110% Ecobonus tax benefits?

They are entitled to tax concessions condomìni, owners of independent real estate units and first houses used as main dwellings or used as main dwelling.

What are the interventions that can be facilitated?

The energy upgrading works are planned for:

  • thermal insulation of vertical, horizontal and inclined opaque surfaces
  • interventions on common parts of buildings for the replacement of existing winter air conditioning systems
  • interventions on single-family buildings or on real estate units that are part of a multi-family building functionally independent (for example, terraced houses) for the replacement of existing winter air conditioning systems
  • seismic risk reduction interventions
  • interventions with deduction to 110%, only if contextual to the interventions of energetic requalification, for expenses of installation photovoltaic solar systems and relative systems of energy storage and "columns of recharge" for electric vehicles

How to recover the expenses?

There are three ways to use tax credit:

  • use on its own the Bonus of the beneficiary of the works that can split the tax bonus into five annual instalments of equal amount to be used in compensation for the tax return
  • transfer the Bonus to the company that carries out the works, the so-called discount on the invoice, which in turn can use it in compensation or transfer it to suppliers
  • transfer the Bonus to a Bank or other financial intermediary that will recover the task of recovering the credit, including of course, 10% more than the total.
